There is an ongoing emergency / theft / break in. Who do I call?
If it is an ongoing break in call 112! If the break in has sadly already taken place call the police 114 14 or go to their website to report the theft/ break in.
In case of break in please contact Stay Sthlm to inform about the incident and for support. It is also very important to contact your insurance company as they will cover most of your costs (depending on what type of home insurance you have). .

• Stay Sthlm will not pay for the transportation of you or the key to your chosen address.

What forms of payment do you accept?
An invoice for rent is a statement of a transaction between a landlord and tenant for the rental of an apartment. Usually, rent payments are made on a monthly basis, which means a rent invoice is sent out to tenants every month. The invoice is sent from invoice@staysthlm.se.

The electricity is not working, what should I do?
Check if it is only the apartment or in the whole building. If the power out is in your apartment check the fuse box and change /switch the fuses.
New fuses in various sizes can be bought at the local supermarket and hardware stores.
Go to your local supermarket and buy a new pack of fuses.It is always a good idea to keep spare fuses next to the fuse box, as they might blow at any time during the day.
If you are unsure how to change the fuse contact our Housing Service, and they will happily assist you.

Is it safe to drink the water?
Yes, tap water in Sweden is of high quality and is perfectly safe to drink. So save the environment and BYO water when going out! The water here is probably even more clean than the bottled water you buy in stores.
Even babies, sick and elderly people can drink the water. It is very very clean!
In restaurants you can order tap water (kranvatten) too, usually free of charge so there is no need to spend your money on bottled water.
Good to know

Can I smoke indoors or in the building complex?
NO! Smoking in the apartments, apartment building or the yard/garden is strictly forbidden!

Send an email and terminate your lease to termination@staysthlm.se, you need a written confirmation of the termination. You cannot terminate the contract through phone, walking by the office, writing a letter or any other means of communication. You have a 3 month notice period according to your lease agreement.
A tenant always has the right to give notice three months from the last day of the month regardless of the lease period. This right applies irrespective of other terms of the contract and cannot be changed. This is Swedish rental law and cannot be circumvented.
Our sales team will confirm the termination and give you the last day of move out according to the contract. They will also guide you through the move-out process. FInal cleaning is almost always included, please look at your lease agreement for more information.

Our corporate apartments are family friendly and most of our apartments are pet friendly. Please advise with our sales time if you are moving with a beloved pet or planning on getting one.
Swedes love their pets, treating them as valued family members. If you live in a residential building neighbours will most likely report any issues of your dog is barking during the day. The Swedish law says that your dog should be allowed to go outside at least every 6 hours, which mean working in an office 8 hours a day and having a dog is not the best combination. If you keep it indoors, it must have a view of a window allowing sunlight. All living creatures deserv a nice view!
Worried neighbours
One of the most common complaints we at Stay Sthlm get is noise disturbance, and quiet often about barking dogs. If you experience this as an issue please speak to your neighbour about it, as they may not even be aware that the dog is barking all day long.
Some companies let their workers bring their dogs to the office. Stay Sthlm´s office dog is named Wille and has been with us since the very beginning.
Daycare & dag walkers
You can also leave your pet in a dog daycare centre (hunddagis), dog walker or hire a pet sitter. Contact our Housing Team for more information about this.

All our apartments come with just the services you need, to provide you a complete home experience as soon as you move in.
Our Housing Services are included in the monthly rental rates, with no additional charges. The standard services and equipment’s are listed below.
Many of our apartments are equipped with washing machine and dryer, which gives you full flexibility. We also offer cleaning service if you prefer that. All tenants have access to the properties laundry room.

• SEK 500 charge for each key
• SEK 1000 charge foreach key not returned at move-out

WiFi/Internet is available in all flats. You can sign your own contract with the service provider or sign through Stay Sthlm. If you choose to sign with Stay Sthlm there is one bill less to pay and you do not have a notice period.
If you just moved to Sweden you may not have your personal identification number ready yet and that actually means you cannot sign any agreements with various providers. No worries we will do it for you and add the actual cost to your monthly rent. Its just the easiest way to do it!

I´m going away for a while and want to rent my Stay Sthlm apartment on Airbnb or similar services?
No, renting your apartment out to other people is strictly forbidden and will lead to eviction. If you rent an apartment and allow someone to live there who is not on the lease, this would be considered illegal.

If you have a blockage and water is running slowly in the shower/bath tub please check the drain and remove any dirt. Remove hair and clean in thoroughly.
If the drain is still running poorly Stay Sthlm will assist you. Please note that if the blockage is caused by carelessness a service fee will apply.
If the blockage is more severe (kitchen, toilet) and water is starting to zip out of the drain call Stay Sthlm or the on call number.
Mold can start to grow in the right conditions in as little as 24 hours and water can damage your apartment as well as other in the building.
If tenant are unable to clear the blockage themself, Stay will book an appointment. If caused by leftover foods and oil a service fee of 250 sek will be charged. If confirmed a massive block that can´t be solved call the caretaker for ordering a flush service.

If you have a switch cabinet, pull the switch upwards. if the problem cannot be resolved nor

• After each use the facility must be cleaned by the tenant (i.e remove lint, wipe floor and wipe surfaces).
Most laundry rooms are located in the basement of the building. Use the main key to access and use your booking cylinder / tag to reserve a specific time and date. Contact Stay Sthlm for more information. Outside of the laundry room you will find the booking board - on a tablet, a booking board with cylinders or a piece of paper. On the board you book your next laundry time.

My windows shattered or broke during a storm. What should I do?
If your windows are shattered or broken during a storm/accident they need to be fixed asap and any loos glas needs to be carefully removed.
Contact Stay Sthlm Housing Service for assistance.
Are the window broken on the inside or the outside? The outer window is the responsibility of the property owner, if it hasn't been caused by carelessness. If the inner window breaks it is the tenants responsibility. Contact Housing Service and we will assist you.
Send photo´s of the damages to our Housing Service and we will assess the damages. Please provide us with a phone number so that we easily can reach you. Stay Sthlm will book the glazier for you. Please note that sometimes it can take 1-2 weeks before the window repair will take place. We wish we could help you faster and more efficient but this is the normal waiting time for a glazier service in Stockholm.

Who pays for the apartment? Is it always the signing company?
Some companies pay housing expenses for their employees, some pay a certain amount but the most common is that the rent is paid directly by the tenant/employee it self. An invoice will be sent out every month to the chosen recipient.

I want to increase the indoor temperature. How do I do that?
The board of public health authority states that indoor temperature shall be between 18-26 degrees. The temperature shall not be below +18 degrees and not over +26 degrees - with certain exceptions.
Please note that Sweden is a cold country during many months of the year. Wear proper clothing indoors (long sleeve, pants, socks and slippers). Walking bear foot is not a good option when its getting cold outside.
All Stay Sthlm´s houses are controlled by central heating. That means that the indoor temperature is controlled by a sensor on the roof. If the outside temperature goes from 0 degrees at night to 10 degrees during the day the indoor temperature will be lower than what many find comfortable. Due to the variation in temperature it is almost impossible to control the indoor temperature. The central heating system also has a delay of a couple of days, and in October when the outdoor temperature drops it can take some weeks before the indoor climate stabilizes.
First thing to check is if you have air bubbles in your heating system. If they are on and still cold contact Stay Sthlm and we will check that for you. Please note that the heating is completely switched off during the warmer months (usually between April-September/October).
You may buy an external oil heater for your comfort if you wish additional heat, this expense will not be covered by Stay Sthlm.

Having proper ventilation in the house will circulate the warm air from the heaters, so please remember that it is strictly forbidden to cover/ close the ventilation in the windows, bathroom, kitchen etc. Letting fresh air in is crucial for a healthy and comfortable living environment.

Valuables in the apartment, who´s responsibility is that?
Stay in Sweden is not responsible for any damage, theft of valuable personal belongings, money and other items that has been stored in the apartment. This also applies to things left by the tenant after move-out.

I want to change some furniture in my furnished apartment
What type of inventory? Wish to have new things? Are they broken by tenant? Are they old and not usable? is this due to neglect and carelessness?
Updating and changing items is usually not a problem at all. We understand that some things needs replacement after a while. Please send photos to our Housing Service team with a short description and we will get back to you shortly.

Who signs the home insurance for me? Do I really need it?
All tenants are responsible for signing up for home insurance. This is not done by Stay Sthlm nor your company, please contact your housing coordinator, relocation or your HR department for further details.
Not having a home insurance is a breech of contract and will lead to eviction.

There is a strange beep in the apartment. What is that?
This is most likely your smoke detector that needs some attention, so please change the battery.
Is the smoke detector beeping or is it missing? It's the landlords responsibility to supply a smoke detector and the tenants responsibility to maintain it (i.e. change batteries and such). If you hear a short beep at regular intervals it´s time to change the battery.
Stay Sthlm are not required to provide fire extinguishers, that falls on the tenant if they want one.
